SunScape & SeaScape is a beachfront mansion at 290 Canoe Lane in Port Saint Joe / Indian Pass (South Cape San Blas), Florida. The property has two Gulf-front condos under one roof (SeaScape on the lower floor and SunScape on the upper floor). They can be rented together as the whole house or separately for ordinary vacation stays. Weddings and events require the whole house.

Can we rent both SunScape and SeaScape properties together?

Yes. For weddings and events, the whole house is required (both condos under one roof). For ordinary vacation stays, each condo/floor can also be booked on its own.

How many overnight guests can the properties accommodate?

The whole house sleeps up to 20 overnight guests (8 bedrooms / 10 bathrooms). Each floor sleeps up to 10 when booked separately for a vacation stay.

Do you allow beach wedding ceremonies on-site?

Yes. Couples can hold a beach ceremony using the private boardwalk from the house to the Gulf. The sand in front of the property is a public beach; conditions can vary. Outdoor music and events wrap up by 10:00 PM.

Are we required to use specific vendors for our event?

No. We are a space-only venue. Couples choose their own licensed, insured vendors (catering, florals, rentals, photography, entertainment, coordination). Vendors must be pre-approved before the event.

Is there an additional fee for hosting an event?

Yes. Weddings and approved events include a $2,000 non-refundable event fee (in addition to the lodging stay), a $1,000 refundable event security deposit, and $1,000,000 liability insurance naming the venue/hosts. Celebrations over 75 guests add $50 per guest and require an approved off-site parking or shuttle plan; 120 guests is beyond what we allow.

What amenities are included with the home rentals?

Whole-house stays include exclusive use of the estate, lodging for up to 20, elevator, two full kitchens, screened pool and spa with pool house, decks, gas grills, WiFi, utilities, parking, private boardwalk to the beach, and departure housekeeping. Catering, florals, rentals, entertainment, and coordination are not included.

Is parking available for guests on-site?

Yes, there is on-site parking for overnight guests. Event parking is limited to designated areas. Larger guest counts usually need an approved off-site parking or shuttle plan (due about 4 weeks before the event).

What is the minimum stay requirement for a booking?

Wedding and event stays are a 4-night minimum off-peak, and a 7-night minimum during peak / holiday periods. Ordinary vacation minimums can differ by season.
