Hourly Rentals are available ranging from $100/HR-$250/HR. This rate is dependent on amount of people on property during the rental period and areas occupied during the rental period. This is a great option for photography sessions, dinner parties, or shorter activities.
Full Day Rentals are available ranging from $800-$5,500. This rate is dependent on the amount of people on property during the rental period and areas occupied during the rental period.

Terms and Conditions
FEES. The Landlord requires:
a. A non-refundable Date Retainer Fee of $75.00 to be paid by Renter to
reserve the Renter’s chosen Rental Period date and time. There are no
exceptions to this non-refundable policy. This retainer will be applied to
the total Basic Rental Fee.
b. A deposit of fifty-percent (50%) of the Basic Rental Fee will be paid by the
Renter within three (3) days of signing of this Agreement. This agreement
is not considered ratified until this deposit has been paid by the Renter to
the Landlord. The Landlord reserves the right to cancel this agreement at
the Landlord’s discretion if this deposit is not paid by the Renter within
three (3) days of signing of this Agreement.
i. Deposit is refundable up to sixty (60) days prior to scheduled
event.
ii. Within sixty (60) days of scheduled event, deposit is non-
refundable.
c. At least thirty (30) days before the Rental Period, Renter’s final invitee
count and the remainder of the Renter’s Basic Rental Fee will be due and
payable. Any reduction in the number of invitees/guests will not reduce
the Renter’s Basic Rental Fee. Any increase in the Renter’s invitee/guest
count must be approved by the Landlord and will result in a higher Basic
Rental Fee. If the total Basic Rental Fee is not paid at least thirty (30)
days before the Rental Period, the Landlord reserves the right to cancel
this agreement at Landlord’s discretion and retain the non refundable Date
Retainer Fee and any deposits.
5. METHODS OF PAYMENT. The Landlord’s acceptable methods of payment are
credit card via emailed invoice, cash, or check delivered within the set times and
to the location determined by the Landlord.
6. OVERTIME. If, for any reason, the Renter, affiliates, officers, agents, employees,
invitees, guests, contractors, vendors, or any other person on the Landlord’s
property under authority of the Renter or relating to the Rental Period overstays
the Rental Period, the Landlord shall charge a fee of $100 per thirty (30) minutes
to the Renter for their excessive use.
7. CHANGES. Changes to this Agreement by the Renter may be made with the
Landlord’s written consent no later than sixty (60) days prior to the Rental Period.
a. The Renter will have the right to reasonably reschedule a Rental Period
upon prior written notice to the Landlord, provided that the rescheduled
Rental Period is available. If the Renter request to change the Rental
Period, the Landlord will make all reasonable attempts to accommodate
the request. Any such change requested by the Renter may result in a
$200 rescheduling fee. A voluntary date change my occurs one time.
b. Inclement weather will not result in a refund of the Basic Rental Fee. The
Renter is responsible for creating a rain plan and securing a tent from
vendor approved by the Landlord. In the instance that there is severe
weather that results in an evacuation of the Site in Chesapeake, VA, the
Basic Rental Fee will be refunded or a new Rental Period will be selected.
c. If before the Rental Period all or any portion of the Site selected in
paragraph two (2) for the Rental Period is damaged, made unable to use,
made unsafe, or destroyed for the original plan for the Rental Period, at
the Landlord’s sole discretion may terminate and void this Agreement and
refund the Renter any payments already made by Renter to the Landlord
under this agreement. The Renter expressly waives any and all claim for
damages or other compensation if this Agreement is terminated.
