The BAR SZ Ranch Space, (typically used as a wedding) (together, the “Space”) on the Event Date & during the Rental
Period specified under this Agreement. The Space shall include (i) The Ranch House and detached apartment, poolhouse,
pool, and front and back yards, except for the garage ("Catering Kitchen") (ii) The Log Cabin and detached game room and
front and back yards, except for the garage (iii) The event space, which is the outdoor common area located by the ranch
office, including firepits, lights, and access to the attached barn and ranch office, (iv) The camping meadow with 20
campsites, and (v) The glamping tents and area surrounding. Renter and its guests are prohibited from entering any other area,
other than as described above.
Renter shall pay to Owner a total fee of $18,550 (the “Fee”), for the use of the Space. Included in the Fee shall be a
non-refundable deposit, which shall be fifty percent (50) % of the Fee (the “Deposit”). This Deposit shall be payable upon
execution of this Agreement. The remainder of the Fee shall be due and payable no later than thirty (30) days prior to the
Event Date. If the Event Date is less than thirty (30) days from the Effective Date, the entire Fee shall be due and payable
upon execution of this Agreement. Late payments will be charged $150.00 per day.
*Ranch activities available to Renter by Owner, such as but not limited to horseback riding, require additional, per person fees
and are not included in the total cost of this agreement.
Renter shall provide a valid credit card and signature on file to serve as a refundable security deposit (the “Security Deposit”)
of $1500.00 to be charged thirty (30) days prior to the Event Date. Any outstanding charges or damage will be charged to this
card unless other arrangements are made between Renter and Owner in writing. Credit Cards payments should be made
payable to “BAR SZ RANCH, LLC”. All payments are non-refundable apart from the $1,500 security deposit if Event Space
is left in good standing according to Owner.
In the event the Renter cancels a contracted Event for any reason, Owner will retain the Non-refundable Deposit. In addition,
the Renter will owe a cancellation fee to Owner as follows:
? Less than 60 days prior to the Event - 75% of the estimated cost of the Event
? Less than 30 days prior to the Event - 100% of the estimated cost of the Event
Once an Event is contracted, an event date can only be changed once, and this one-time change may only be requested at
least 60 days prior to the current event date to an alternative available date within 12-months of the original event date subject
to a $500.00 rebooking fee. Renters requesting a contracted date change will not have priority over an existing tentative rental
hold. The non-refundable deposit will be moved to the new date but will not be refunded if Renter chooses to cancel the event
altogether.
