Use of Lost Trails Ranch Spaces Lost Trails Ranch (LTR) agrees to permit the Renter to use the Lost Trails Ranch Venue Space(s) (Aforementioned areas noted above) on the agreed date(s) between the agreed upon times. Rental includes tables and chairs. Any additional equipment can be requested by third parties at Renter’s expense. Parking The Venue Provider, LTR, offers 30 complimentary parking spaces on its premises for use by event attendees. Any additional parking spaces required beyond the initial 30 spaces will incur a fee of $5 per space, or a flat rate of $120 for an additional 30 spaces. For guests staying at the lodging facilities, each individual lodging reservation will be allocated two complimentary parking spaces. Any additional parking spaces needed beyond the allotted two spaces will be charged at a rate of $5 per 12-hour period. Additional Time Any utilization of the venue outside of the contracted hours shall be subject to billing at the same hourly rate as specified in the venue pricing, or a proportionate portion thereof. Additionally, it should be noted that all outdoor events must conclude no later than 10:00 PM as per the venue's regulations. Liability for Damages Lost Trails Ranch (LTR), a resort ranch with hotels and restaurants, shall be indemnified and held harmless from any and all financial responsibility for services rendered, acts or omissions related to the services provided by LTR, its employees, guests, or clients. This indemnification includes but is not limited to any claims, losses, actions, demands, damages, costs, penalties, fines, and expenses, including attorneys' fees, that may arise from or relate to such services rendered or acts or omissions. LTR shall not be held liable for any costs, expenses, or damages incurred as a result of any claims, suits, loss, or liability arising from services provided by LTR, its employees, guests, or clients. This indemnification obligation shall extend to all services rendered by LTR, whether in connection with its hotels, restaurants, or other amenities, and shall continue even after the termination or expiration of any agreement or relationship with LTR. Renovations and Restoration LTR diligently endeavors to schedule work projects in a manner that minimizes any interference with events and functions. However, in circumstances where work is deemed necessary for reasons of public safety or other valid reasons, the Renter acknowledges and agrees not to hold Lost Trails Ranch liable for any scaffolding or other construction materials that may be visible to function attendees. LTR will make efforts to inform guests in advance of any scheduled maintenance activities. Whenever possible, LTR may also, at its own discretion, offer guests the option to utilize an alternative facility or access route to avoid the sight or sound of scaffolding or construction materials. However, it is important to note that such arrangements are not guaranteed, and in no way constitute an admission of responsibility or liability on the part of Lost Trails Ranch for any disturbance On property construction might cause. The offer to utilize the alternative facility is subject to feasibility and availability. Payment Purchasing party must pay one week (7 days) in advance. If not met, purchasing party is expected to pay the rest of their payment and loses the right to facilities. Cancellation After deposit is made, HOST will have 72 hours to cancel booking for 100% refund. After 72 hours of deposit being made, venue deposit is non-refundable. The Event Reservation Fee down payment is non-transferrable to another date. If HOST would like to reschedule a contracted event, for any reason, the new date is treated as an entirely new event. The original first payment does not transfer to hold any new date and does not get refunded If HOST, chooses to cancel event before 45 days of contracted event date, HOST does not owe remaining Reservation Fee (second half of rate) but forfeits
