Listing Rules 1)Please ensure you have accurately specified the max number of guests (note that guest count includes all people who come to the property as part of the booking including the host, their guests, children, vendors, photographers, etc.) We will assess a charge equal to the **greater of ** either (a) $5 per person per hour or (b) our normal hourly rates for guest counts that exceed the number of guests agreed in the booking. 2)Please confirm which parts of the property you need access to prior to booking. 3)If you would like to utilize the sauna or cold plunge facilities, please arrange this in writing prior to finalizing your booking. If sauna or cold plunge facilities are utilized without prior written approval, an additional charge of $100/hr for each hour of your booking will be assessed, regardless of the duration of usage. 4)We are not able to make exceptions to the booking policy due to weather, sickness, or any other reason. If you are planning an event which will take place outdoors in part or in total, please make necessary contingency plans 5)All setup, clean-up, and guest arrival and departure must occur during the time you booked. We can not accommodate early arrival for setup (even if a vendor has extenuating circumstances.) We request and recommend that the host is the last person to depart – we do not consider the booking complete until the last guest has departed the property. If cleanup or guest departure extends beyond the reservation time, additional time will be charged at the 1.5X the normal rates for your type of booking. 6)A reasonable amount of trash may be disposed of at the dumpster onsite. A reasonable amount of trash is considered trash that takes up less than half the space of the 1 cubic yard dumpster on site. Stated another way, up to 4 or 5 full 30 gallon trash bags is considered reasonable. An excess trash disposal fee of $150 will be charged for unreasonable amounts of trash left on the property. 7)Normal electricity usage allowed 8)No loud noises (music, yelling, noise creation devices) 9)Outside catering/food allowed 10) No smoking indoors (cigarettes, cigars, hookah) A $500 charge will be assessed if this rule is violated. 11) No usage of scented candles, incense, perfumes, lotions, or any other products or substances of any type that leaves a lingering odor after the booking has completed. A minimum $250 charge will be assessed if this rule is violated. 12)No filming of adult / X-rated content. 13)Alcohol allowed 14)No cooking. Grilling outdoors is allowed. Guests may provide their own grill or rent a grill from the Host. 15)No ticketed events 16)No glassware in or near cold plunges or saunas (for safety reasons) 17)No confetti, glitter, mini beads, or other similar small items which are difficult to clean up. A minimum $250 charge will be assessed if any of the above are used. 18)No hanging of items on walls, using pushpins, tacks, or similar items on walls, or otherwise altering or modifying the space. A minimum $250 charge will be assessed if this rule is violated 19)No pets or service animals. If you have an exceptional circumstance such as needing an animal as part of a production, please inquire ** BEFORE ** booking. A $500 charge will be assessed if this rule is violated 20)Food trucks are allowed but must be approved in writing at least 7 days before your event. Unapproved food trucks will be turned away and/or event will be cancelled without refund at hosts sole discretion if this rule is violated 21)Setup of any furniture, props, or other items must be done during booking time. Host reserves the right to move any items left after booking to another part of the property and assumes no liability for loss or damage. Additionally a minimum of a $500 fee will be assessed per item that is left overtime. If leaving the items interferes with another booking an additional fee will be charged proportional to the damages incurred by the booking.
